"Our students, institutions and teachers are in a tough crisis mode right now. We urgently need a revolution in learning styles and methods," says International Educator and Glendale College Professor Alfred Porter.
Students are not refusing "to be all that they can be nor are they trying not to go the extra mile," says Professor Porter who is a senior accelerated learning trainer. New Program Offers Mortgage Reduction Solution To Homeowners Facing Foreclosure
At a time when one in five American mortgages are upside down in value, an investment group is offering homeowners a unique new solution.
Pegasus Investor Group, LLC, is launching a new service available at www.destroymydebt.org, which purchases homeowners' mortgages and refinances them so that homeowners end up owing less than market value on their home - which is a lifesaver to the millions of homeowners who currently owe more on their homes then their homes are worth.
Depending on the property and the terms of the loan, the homeowners could find themselves owing tens or even hundreds of thousands of dollars less on their mortgage under the terms of their new loan.
"The new mortgage will be for 60 % to 95 % of the market value of the home, which will allow the homeowner to begin building equity in their home and also will significantly reduce monthly mortgage payments," explains Carlos J. Acosta Jr., managing general partner of Pegasus Investor Group, LLC.
Their mortgage reduction program doesn't involve tricks like stretching the loan out to 40 years and it doesn't require perfect credit. It's a conventional 30 year loan, available even to homeowners with less than perfect credit and with missed mortgage payments.
The program also is not a loan modification; only a very small percentage of loan modification attempts work, so they aren't a practical solution for most distressed homeowners, Acosta explains.
A typical example of how Acosta's program works would be:
A person who owes $300,000 on their home, but the home is now worth only $200,000. Pegasus Investor Group, LLC, pays off the note (they do not own the deed to the home) and establishes new terms with a new mortgage
balance of $190k, saving the homeowner $110,000 and created $10,000 in
instant equity. Pegasus is able to negotiate with the bank in bulk quantities,
that's how they are able to get such a large discount on the note.
Acosta's group is creating a new style of real estate investment which, instead of taking advantage of distressed homeowners by snapping up their properties after foreclosure, actually benefits both homeowner and investor.
They do this by working with government agencies like the F.H.A. and Ginnie Mae, and make their profit by ultimately reselling the refinanced loans to other agencies. The homeowner ends up owing less money on their home and paying a lower monthly mortgage payment, and Pegasus Investor Group LLC profits by reselling the loan.
"This is a situation where everybody wins," Acosta explained. "We weren't interested in making a profit by exploiting people and taking their homes. We want to help people stay in their homes and rebuild their finances and their credit, and that's what this program does. It truly is a win-win solution for everybody."
The new program will be available in phases, to give the company the time needed to process the necessary paperwork for each application. Phase 1, which will open January 9th, will be open to the first 500 applicants. Once 500 applications have been received, no new applications will be accepted until Phase 2 begins. There are no upfront fees to applicants.
The focus of Phase 1 will be in the San Francisco Bay Area. Live workshops will start the last week of January.

Former Publisher Recalls "Hot Metal," Weekly Period in new fictional book "Joel's Hymn"
A former weekly newspaper publisher has turned part of his retirement period into a recall of weekly newspaper publishing. In Joel's Hymn the fictional account of a newspaper based on the 20-year experience of the author who served as editor-publisher of a weekly community newspaper during what he termed the "Hot Metal Days." Perhaps more correctly, the time of community weekly newspapers, Linotypes and Miehle news presses. The story is a fact-laden, rich account of the adventures and misadventures of such a periodical. It was a time that is rapidly fading into memory.
Eldridge F. Trott spent 20 years publishing the Lincoln News Messenger in Lincoln, California. He left the publishing field in 1969 in favor of teaching journalism at Shasta Community College in Redding, California, for the next 20 years. He sold the News Messenger to former CNPA manager, Ben Martin, and his wife, Carmela. CNPA named Trott the California Community College Journalism Instructor of the Year in 1986.
Trott wrote the book at the request of his children, who remember him principally as "A father not around too often. More likely down at the office working on the paper."
Trott chose the novel form for his recall to prevent personal references to modern Lincoln area subscribers. The book deals with many of the headache problems of publishing, viz., covering the community issues, errant equipment, tragedies, comical incidents, long hours, facing the offset revolution. A background deals with the chaotic events of the 1960's Decade.
Trott's spouse, Lois, recently died of Alzheimer's, and the difficulties associated with that illness also receives attention.

CNPA launches the California Banner Ad Network

SACRAMENTO, January 11, 2009 -- After securing 50-plus participating newspaper websites, the new California Banner Ad Network has tested its delivery system to its host sites and is now ready to engage advertising clients effective Jan. 11, 2010.
The program will seek advertising clients that are interested in placement efficiency and a quality demographic with its "Border to Border with one order" banner placement across California at rates starting as low as $7 cpm (cost per thousand impressions) statewide. Rates for targeted Northern or Southern California ads are $10 cpm and targeted political district advertising rates are $16 cpm. Key California categories include tourism, communications, moving companies and financial institutions with a statewide or national presence, and state and regional government outreach. CNPA member newspapers, agencies and other state press associations also will sell into the network.
"The best website in every California community served by a newspaper is the newspaper's website," CNPA President Anthony Allegretti said. "That site will generate many more visitors, unique visitors and page views than the next most popular site. Multiply that by websites linked through CNPA, and a powerful advertising vehicle has been created to generate more ‘clicks' than any other web vehicle in the state."
Participating network members have committed to dedicate banner-ad space in at least one of three standard IAB sizes for one year. The network will provide the coding to populate the banner locations and will handle all placement, reporting of traffic and accounting.
Currently, the network includes 50-plus websites in 28 counties in California. The sites range from small weeklies to large metro dailies. The California Banner Ad Network will open newspaper enrollments for the second quarter of 2010 at the end of March 2010.
